    An offer has been accepted on a large (c3,500 square foot) 4 storey semi-detached house within the sought after location of West Dulwich in London. The property is currently arranged as a licensed HMO. The proposal is to convert this into 4 luxury self contained flats: 1 x 1 bedroom flat, 2 x 2 bedroom flats and 1 x 3 bedroom flat – and subsequently sell these.
    The expectation is to finance the project with 55% investor equity and 45% loan finance (in line with my ethical outlook). The investor equity sought is £885,000.
